Rita Hall, located at 490 Hampshire Street in Lawrence, MA contains 90 apartments consisting of one and two bedrooms for the elderly and disabled. The complex is composed of a six story mid-rise building that is located in a residential setting, only minutes from Interstate 93 and 495.
All apartments are fully applianced and offer intercom security system with CCTV, Master TV antenna, cable TV hook-ups, master antenna, central air conditioning, wall-to wall carpeting, emergency pull cords, garbage disposal, laundry facilities, community room, assigned resident parking and visitor parking. The Management Office is located on-site and we offer 24-hour emergency maintenance service.
Rita Hall is funded through MassHousing under the project base Section 8 Program. HUD income limites and MassHousing guidelines, priorities and preferences are in effect. Eligibility is restricted to elderly individuals who are 62 years or older and disabled who fall within the income guidelines.

Rent: Based on the project base Section 8, residents pay the greater of 30% of their adjusted income and a security deposit equal to one month's rent is required.
Priorities/Preferences that may affect status on our waiting list include an individual or family who is:
- homeless due to displacement by natural forces;
- homeless due to displacement by public action (urban renewal);
- homeless due to displacement by public action (sanitary code violation);
- involuntary displaced by domestic violence.
Our Resident Selection Plan requires that our office thoroughly screen all applicants to determine suitability for residency. This includes a review of the following past behaviors:
- ability and willingness to pay the rent;
- ability and willingness to comply with the lease;
- ability and willingness to care for or provide for care of the unit;
- ability and willingness to cooperate with the staff.
Accordingly, our office will perform the screening listed below:
- landlord check
- credit references
- criminal check
- income and asset verification
