Middlebury Arms, located at 89 East Grove Street in Middleboro, MA contains 64 apartments consisting of 16 one-bedroom, 40 two-bedroom, and 8 three-bedroom apartments. The complex is composed of 4 two-story buildings that are located in a country setting, yet only minutes from Routes 44 and 495 and two miles from the commuter rail to Boston.

All apartments are fully applianced and offer heat and hot water, dishwashers and an air conditioning unit located in the living room. We also offer intercom security system, cable TV hook ups, laundry facilities on the lower level, community room, off street parking and playgrounds. The Management Office is located on-site. The Management Office is located on-site and we offer 24-hour emergency maintenance service.

Middlebury Arms is funded through MassHousing under the Section 236 Program with 16 HUD project based Rental Assistance units available to qualified applicants. HUD income limits and MassHousing guidelines, priorities and preferences are in effect. MRVP and Section 8 certificate and voucher holders are welcome to apply. Eligibility is restricted to individuals/ families, who fall within the income guidelines.

Rent: Based on the Section 236 Program, residents pay the greater of 30% of their adjusted income or the basic rent up to market rent. A security deposit equal to one month's rent is required. Heat and hot water are included. For the purpose of rent calculations, a monthly utility allowance of $39 for a one-bedroom, $40 for a two-bedroom and $63 for a three bedroom unit. Residents are responsible for their own electric bills.

Priorities/Preferences that may affect status on our waiting list include an individual or family who is:

  1. homeless due to displacement by natural forces;
  2. homeless due to displacement by public action (urban renewal);
  3. homeless due to displacement by public action (sanitary code violation);
  4. involuntary displaced by domestic violence.

Our Resident Selection Plan requires that our office thoroughly screen all applicants to determine suitability for residency. This includes a review of the following past behaviors:

  1. ability and willingness to pay the rent;
  2. ability and willingness to comply with the lease;
  3. ability and willingness to care for or provide for care of the unit;
  4. ability and willingness to cooperate with the staff.

Accordingly, our office will perform the screening listed below:

  1. landlord check
  2. credit references
  3. criminal check
  4. income and asset verification
