Blue Elm United Estates consists of 285 apartments in twenty-eight (28) scattered buildings. There are 6 studios, 90 one-bedroom, 96 two-bedroom, 50 three-bedroom, 33 four-bedrooms and 10 five-bedroom apartments, all located in Dorchester, MA. The apartment’s structures are brick with three and four levels. Enjoy easy access to public transportation, banks, pharmacies, post office, restaurants, shops, hair/nails salons, private and public schools and the Franklin Park Zoo. Twenty-four hour emergency maintenance service is available.

In 2006, Blue Elm United Estates was renovated throughout the development. All apartments received new kitchen appliances, new cabinets/countertops, paint, flooring (tile/carpet), windows and bathroom accessories replacement. The renovation also included a community room with kitchen, computer room, playground, boilers, on site management office and the fire alarm systems.

Blue Elm United Estates’ composition includes handicapped accessible apartments, laundry rooms and a Tenants Office. Various apartments along Blue Hill Avenue have balconies and rear porches. All apartments are equipped with garbage disposals, gas ranges and refrigerators. Three to five bedrooms apartments also includes dishwashers. Blue Elm United Estates’ residents pay 30% of their adjusted income. At move in, first month and a Security Deposit (equal to one month’s rent) are required. Heat and hot water are included in the rent. Applicants will be screened for landlord references, credit and criminal backgrounds. All prospects must qualify under the Low Income Housing Tax Credit (LIHTC) program. The incomes are at or below the 50% of median income levels with project based section 8 assistance.

Our Resident Selection Plan requires that our office thoroughly screen all applicants to determine suitability for residency. This includes a review of the following past behaviors:

  1. ability and willingness to pay the rent;
  2. ability and willingness to comply with the lease;
  3. ability and willingness to care for or provide for care of the unit;
  4. ability and willingness to cooperate with the staff.

Accordingly, our office will perform the screening listed below:

  2. credit references
  3. criminal check
  4. income and asset verification
